Land is secured, and the mortgage is registered on it.
EDITH-01 · Investment Collaboration · AP & Telangana
Put capital into a project you can actually walk through.
Two models. One standard. Every arrangement structured project-by-project, in writing, secured against real property. Not a pooled scheme. A signed agreement and a registered mortgage.
Your money goes into one construction project, held in that project's own company (SPV).
02
We build.
Funds are released against milestones, secured by a mortgage registered in your favour.
03
You get paid back.
Either a flat below market price, or your capital plus an agreed profit share.
Capital meets opportunity. Structure makes it real.
Most real-estate investment arrangements in AP and TG operate on trust and verbal assurance. EDITH operates on documentation: a CA-structured agreement, a registered mortgage, and a per-project SPV before any capital moves.

InvestConstructionCompletionReturn
Model A — Flat at discount
Take a completed unit below market price.
You invest at construction stage. At handover, you receive a specified flat — sized, located, and priced in the investment agreement — at a price below the prevailing market rate. The gap between your acquisition cost and market value is your return.
In simple words: you pay now, and later you get a flat that costs you less than its market price.
Return typeTangible asset — a flat you own, rent, or sell
TimelineTied to project completion, typically 18–24 months
Suited toInvestors who want property rather than cash
You invest at construction stage. When the project completes or sells, you receive your capital back plus a profit share agreed in the investment contract. The share percentage and exit conditions are fixed before capital moves.
In simple words: you pay now, and later you get your money back plus a share of the profit.
Return typeCash — capital + agreed profit share
TimelineOn project completion or sale, per agreement
Anyone can say "your money is protected." Here is exactly what that means with EDITH — each layer is documented in the signed agreement, not stated as an intention.
1
Registered mortgage
A mortgage over the project land is registered at the Sub-Registrar's office in your favour. You have a documented legal claim over real, immovable property. If EDITH defaults, you have a legal charge over the asset.
2
Per-project SPV
Each project is ring-fenced inside its own Special Purpose Vehicle — a separate legal entity. Your investment goes into that project alone, not into EDITH's general operations. Another project's trouble cannot reach yours.
3
Escrow arrangement
Funds are held in a project-designated account. Disbursements are tied to project milestones. The escrow institution, terms, and drawdown schedule are defined in the agreement before you invest.
4
CA/CS-signed agreement
EDITH's in-house Chartered Accountant and Company Secretary structure every investment arrangement. You receive a signed agreement with exit terms, update frequency, and repayment schedule — in writing, before capital moves.
Risks — read before you register
What could go wrong, and what we do about it.
No investment is without risk. A credible partner discloses them clearly — before you commit, not in footnotes after.
Risk
What it means
EDITH's mitigation
Construction delay
Project takes longer than agreed, delaying your return
Schedule milestones in agreement; escrow disbursements tied to completion. Delay means no drawdown.
Market value decline
Property prices fall, reducing effective return on Model A
Flat acquisition cost is set at construction stage — your cost basis is locked, not market-linked at entry.
Regulatory issue
RERA or local authority issue halts construction
Only RERA-registered projects are offered. Approvals are a prerequisite, not a promise.
EDITH default
EDITH is unable to complete or repay
Registered mortgage gives you a legal charge on the property. SPV ring-fence prevents cross-contamination.
Liquidity
You need your capital before the project completes
Early exit terms, if available, are in the agreement. Construction-stage investments are generally illiquid until completion.
Important: This is not a regulated investment product under SEBI's Collective Investment Scheme regulations. It is a contractual arrangement between you and EDITH for a specific project. You should take independent legal and financial advice before committing capital. EDITH's CA/CS team can answer questions about how the structure works — they cannot advise you on whether this investment is suitable for your personal financial situation.
