For investors
The minimum ticket size for EDITH's investment collaboration (EDITH-01) is ₹25 lakhs. This applies to both investment models — the discounted-flat model and the cash-return model. The minimum may vary per project depending on the unit size and capital requirement.
No. This is a contractual arrangement between you and EDITH for a specific construction project — not a SEBI-regulated Collective Investment Scheme or Alternative Investment Fund. You should obtain independent legal and financial advice before committing capital. EDITH's CA/CS team can explain how the structure works; they cannot advise on whether the arrangement is suitable for your personal financial situation.
Early exit terms are defined in the signed investment agreement — before you commit capital, not after. Construction-stage investments are generally illiquid until project completion. If early exit is important to you, raise it explicitly before signing. The signed agreement governs; verbal assurances do not.
Four layers: (1) A registered mortgage over the project land or development asset — a documented legal charge on real property. (2) A per-project SPV that ring-fences your investment from EDITH's other projects. (3) An escrow arrangement tying disbursements to project milestones. (4) A CA/CS-signed investment agreement with your exit terms, update schedule, and repayment timeline in writing.
Update frequency is defined in the investment agreement. Typically, investors receive monthly or quarterly progress reports covering construction milestone status, fund utilisation, and any material changes. The format and frequency are agreed before you sign.
Take a flat at a discount at handover, or take a monetary return when the project sells. Either way your investment sits in a per-project SPV, so you are a co-owner of that project rather than a depositor. Structure is CA/CS-led and backed by a registered mortgage.
Typically 18–24 months, tied to the construction programme of the project you choose. The exact period, update schedule and repayment timeline are written into your signed agreement.
Yes. EDITH's flagship, Beach Road Residences on the Bay of Bengal coast in Visakhapatnam, is under active construction — 24 units in 2 and 3 BHK. Current progress is shown on the homepage, and you can ask for a site visit before committing.
For builder JV partners
Not necessarily. EDITH works with land owners under JDA (Joint Development Agreement) structures, where the land owner retains title and grants development rights to EDITH. You can also enter a JV as a capital contributor without bringing land, or as an execution partner bringing a civil team. The contribution structure is agreed per project.
JDA registration in AP typically attracts stamp duty at approximately 5% of the market value of the development rights transferred — though the exact rate varies by district and transaction structure. This is a significant cost and should be factored into your feasibility before any agreement is signed. Your CA and legal advisor must confirm the applicable rate for your specific transaction.
The split is negotiated based on each party's contribution value, risk allocation, RERA exposure, and construction management responsibility. The JV split calculator on the Builder JV page gives an indicative starting point. The actual split is always documented in the signed JDA/JV agreement — never verbal.
Land, capital, or execution capability — EDITH brings the rest. Combined scale helps secure better rates from suppliers and lenders. Profit or built-area split is set project by project, contract by contract.
Because the deal is structured by an in-house CA and CS, the project is shaped by an Architect, and you operate under a name and paperwork standard that is already established. Funding and vendor relationships are shared with you.
For property buyers
EDITH verification covers: seller identity (Aadhaar/PAN checked), ownership documents (title deed or pattadar passbook reviewed), a basic Encumbrance Certificate from IGRS, and RERA status confirmed (where applicable). It does not cover: legal title clearance, court litigation search, physical survey verification, or agricultural land conversion status. Buyers must obtain independent legal advice before transacting.
Under-construction residential flats attract 5% GST (without input tax credit) for non-affordable housing, or 1% for affordable housing (units under ₹45L). A one-third deduction for land value is applied first, reducing the effective rate. See the GST calculator for an estimate.
As of August 2026, AP stamp duty is 5% on the higher of the market value or the registered consideration, plus 1.5% transfer duty and 1% registration fee. Total: approximately 7.5%. Confirm current rates on registration.ap.gov.in before transacting.
Square feet, square yards and cents — the units buyers in AP and Telangana actually use. The Property Marketplace covers flats, plots, commercial space and land, with agent support on both sides.
EDITH publicly markets only RERA-registered projects, and no marketing begins before approval is in hand. Check any project's RERA number yourself on rera.ap.gov.in or rera.telangana.gov.in — our Knowledge Hub explains how.
Every sale agreement is put in writing before any payment. Payment schedules are linked to construction milestones, and the agreement is structured by the CA/CS team.

For professional services clients
EDITH's turnaround for RERA project registration is 25–35 working days, assuming all required documents are available. The bottleneck is usually document compilation — particularly the approved building plan, commencement certificate, and financial statements.
Yes. EDITH files with both AP RERA (rera.ap.gov.in) and TS RERA (rera.telangana.gov.in). The two portals are separate — separate filings are required for projects in each state.
RERA registration, GST advisory, MCA/ROC filings and statutory calendars — CA/CS-led. They are used on EDITH's own projects and are also available to external builders and agents. See Professional Services.
For civil engineer partners
No. EDITH deliberately does not use the word "franchise." The arrangement is called an "Authorised Partner" or "Channel Associate" agreement — a written agreement covering your project responsibilities, profit/area share, and EDITH's compliance obligations.
Yes. Partners are expected to bring their own verified labour network or team. EDITH coordinates vendor and material procurement, but site labour is the partner's responsibility.
Steady site-supervision work, compliance support from EDITH, and a profit or area share on the projects you execute — under a written Authorised Partner agreement. Apply on the Engineer Partnership page.
For students & trainees
Yes. EDITH pays a monthly training allowance of ₹8,000–₹15,000 depending on role and academic background, paid monthly for the duration of the internship.
No. Placement offers are made to interns who complete the training stage with a satisfactory performance record. Not every intern who applies to the Training-to-Placement Track will be offered a role. Performance assessment decides this.
Internships run 3–6 months and are stipend-paying. Work is real: billing, cost estimation, site supervision and exposure to RERA and GST. You receive a certificate and a path to placement. Open roles are listed on the Internships page.
A structured sequence: train, get placed, build a credit profile, access funding, and earn a project share. Every step is explained up front, with no hidden commitments. Details are on the Training & Placement page.
How a project works
In nine stages: land, feasibility, design, approvals, engineering, construction, marketing, sale and delivery — one accountable team throughout. The animated plan above shows each stage.
Only after RERA approval is confirmed. Listings go live on the Property Marketplace and through the agent network after that, never before.
The CA/CS-led finance team models cost, saleable area and returns at the feasibility stage, before any rupee is committed. Break-even rate and investor return scenarios are fixed there.
Units are handed over with completion certificates and full documentation. Investor returns or flat transfers are processed as set out in the signed agreement.
